What's this all about, in a nut-shell?
Inter-Vision Homes, Inc. builds and Intervision of Canada, Inc. renovates affordable housing. Our construction costs are partially funded by private investors and we pay them 8% interest secured by a first mortgage on the new home being constructed or renovated. On rehabilitation mortgages in Canada, we pay them 10% interest secured by a first mortgage on the home being rehabilitated.
How can we pay such a high return?
At Inter-Vision Homes/Intervision of Canada we have a very cost-effective organization that purchases lots and homes in established neighborhoods at low prices, builds/rehabilitates nice affordable homes and then sells the properties at a tremendous value for first time home buyers.
What is the minimum amount I can invest?
Our mortgages usually run between $50,000 and $100,000, with the amounts tailored to fit the investor's preference.
What experience do we have?
Our background is in real estate investment. appraising, building and property management. We know how to identify exceptional bargains in good neighborhoods that sell quickly. We know how to cost-effectively build and renovate affordable housing. Plus, in partnership with Workforce Homes, we now build our own trusses in our own truss plant.
What is the collateral?
The loans are secured by first mortgages on affordable housing. During the term of the mortgage, the investor receives regular monthly payments calculated at 8% annual interest (or 10% for Canadian properties) .
How is the interest paid?
On our mortgages - interest is paid monthly with the full balance due in 2 years.
What happens when the mortgage gets paid off?
From that point you can either roll the principal over into another mortgage or cash out. Some investors have been with us since 1997. We retain our investors by continuing to pay high yields on our mortgages and operating in an honest and ethical manner.
What is the liquidity of the mortgages?
If any investor needs to liquidate a mortgage quickly in order to cash out before the end of the term, another investor is typically available to buy that mortgage at face value. Once investors are comfortable with us and know how we work, there is always a demand for our mortgages and the high yields that they pay.
